Our Service Areas

Our team serves the full Southwest Florida region for mold remediation services. Below are the counties and cities we mostly cover:

Sarasota County

Venice

Venice sits right on the Gulf, so the island’s older homes and condos live with constant salt air and humidity. Inland, that same year-round moisture works into bathrooms, wall cavities, and aging AC systems long before most homeowners notice a problem.

Sarasota

Sarasota’s older neighborhoods and bayfront homes were built in an era when humidity control wasn’t what it is today. A roof leak or a stretch of heavy summer rain is often all it takes for mold to set in behind walls and under flooring.

North Port

North Port has grown fast, and many of its newer homes sit on low, flat ground where summer rain drains slowly. When a house is sealed tight for energy efficiency, that trapped humidity often turns up as mold around windows, vents, and AC closets.

Osprey

Osprey’s waterfront homes along Little Sarasota Bay stay in near-constant contact with humid coastal air. That steady moisture tends to collect in closets, bathrooms, and shaded exterior walls, where mold can grow quietly for weeks.

Nokomis

Nokomis runs right up to the Intracoastal and Casey Key, so many homes here live with salt air and high humidity all year. After a heavy storm season, that moisture often lingers in walls and HVAC systems and becomes a recurring mold issue.

Lakewood Ranch

Lakewood Ranch sits well inland, east of I-75, so flooding isn’t the concern here that it is on the coast. The real driver is humidity. In these tightly built, energy-efficient homes, condensation around AC handlers and ductwork can feed mold growth that stays hidden behind drywall.

Lee County

Cape Coral

Cape Coral has more canals than almost any city in the country, which keeps the water table high and waterfront homes under constant moisture pressure. Hurricane Ian pushed water into thousands of these homes, and many canal-side properties are still dealing with mold that took hold after the flooding.

Fort Myers

Fort Myers stretches along the Caloosahatchee, and its older riverfront and downtown homes felt the worst of Ian’s surge. Where floodwater sat in walls and floors, mold has been slow to let go, especially in buildings that were never fully dried out.

Lehigh Acres

Lehigh Acres covers a lot of flat, inland ground where summer rain doesn’t always drain quickly. Both the older homes and the newer builds out here run into mold when that humidity settles into bathrooms, laundry areas, and the spaces around AC units.

Fort Myers Beach

Fort Myers Beach took a direct hit from Ian, and rebuilding on the island is still underway. Between the salt air, the high water table, and the moisture left in surviving structures, mold remediation here is often part of bringing a home back to normal.

Sanibel

Sanibel was cut off from the mainland when Ian destroyed the causeway, and floodwater reached deep into island homes. The tropical, salt-heavy air slows drying, so many properties here still need thorough mold work as part of their recovery.

North Fort Myers

North Fort Myers sits across the river from downtown, with a mix of older homes and waterfront properties along the Caloosahatchee. River moisture and the area’s many older structures mean mold often appears after a leak or a wet summer, particularly where ventilation is limited.

San Carlos Park

San Carlos Park is a quiet residential pocket south of Fort Myers with homes spanning several decades. The constant Gulf Coast humidity finds the weak points in any house, and an older AC system or a small undetected leak can let mold spread before it’s caught.

Bonita Springs

Bonita Springs runs from the Imperial River down toward the coast, so homes here deal with both river moisture and salt air off the Gulf. That combination keeps humidity high, and mold tends to take hold wherever a home traps damp air indoors.

Estero

Estero has filled in quickly with master-planned neighborhoods, and many of its homes are newer and built tight for efficiency. That same tight construction can trap humidity indoors, letting mold develop around AC closets and in rooms that don’t get much air movement.

Charlotte County

Punta Gorda

Punta Gorda sits where the Peace River meets Charlotte Harbor, with historic homes downtown and canal properties out in the Isles. Ian came ashore close by, and waterfront homes that took on storm water still see mold surface in the humid months that follow.

Port Charlotte

Port Charlotte wraps around Charlotte Harbor with thousands of canal and waterfront homes. Ian’s flooding reached deep into many of them, and the area’s heavy humidity has kept mold active in homes that took on water and dried out too slowly.

Englewood

Englewood hugs Lemon Bay and Manasota Key, where older beach cottages and coastal homes face salt air and steady humidity. Storm seasons push that moisture into walls and ceilings, and mold often becomes a recurring problem in homes built before modern moisture barriers.

Placida / Cape Haze

Placida and Cape Haze sit low along Gasparilla Sound, close enough to the water that storm surge and tidal flooding are real risks. Homes in these coastal pockets often hold hidden moisture that the area’s humidity can reactivate long after the water recedes.

Rotonda West

Rotonda West is laid out around an unusual circular canal network, which keeps the water table high across the whole community. Homes here sit close to that moisture, and mold often finds its way into wall cavities and AC systems during the long rainy season.

Collier County

Immokalee

Immokalee sits inland in Collier’s farm country, where heavy summer rain and high humidity are constant. Older homes and those with limited ventilation often develop mold that goes unnoticed for a while, particularly in bathrooms and around windows.

Marco Island

Marco Island is a barrier island laced with canals, so nearly every home sits within reach of salt air and storm surge. The constant moisture keeps mold pressure high, especially in waterfront homes and in any room that stays closed up and humid.

Naples

Naples blends Gulf-front luxury homes with older inland neighborhoods, and both contend with the city’s heavy coastal humidity. Mold here often starts small, from a roof leak, a failing AC system, or condensation that never gets a chance to dry.

Ave Maria

Ave Maria is a newer planned town set well inland, so the main concern here is humidity rather than flooding. In tightly sealed modern homes, that moisture can build up around AC systems and in closed rooms, giving mold a quiet place to start.

Golden Gate

Golden Gate runs from the denser city area out into the sprawling Estates, with homes of every age and build quality. Summer downpours and high humidity find the gaps, and mold commonly appears where drainage is poor or ventilation was an afterthought.

Manatee County

Anna Maria Island (Holmes Beach / Bradenton Beach)

Anna Maria Island takes the full force of Gulf salt air and storm surge, from Holmes Beach down to Bradenton Beach. Beachfront cottages and elevated homes alike need close attention after any storm, since trapped salt moisture speeds up mold in island construction.

Palmetto

Palmetto sits across the river from Bradenton, ringed by the Manatee River and Terra Ceia Bay. Many of its homes are older, and the mix of waterfront humidity and past leaks means moisture often works into walls and attics where mold can grow undisturbed.

Bradenton

Bradenton lines the Manatee River, and its older downtown homes were built well before modern humidity control. River moisture and heavy summer rain tend to settle into kitchens, bathrooms, and wall cavities, where mold can take hold after even a minor leak.
